The date the value is fixed to matters more than anything else on the order. Check it against what your attorney, accountant or buyer asked for.

How to prepare for an appraisal

Give access to every room

Including the utility rooms and wherever the mechanical equipment sits. Anything that cannot be observed has to be treated as an assumption, and assumptions weaken a report.

Know what has been done to the house

Recent improvements, alterations, anything structural, and bring the permits if you have them. Unpermitted work is one of the most common reasons an owner's expectation and the supportable value diverge.

Come with questions

Ask whatever you want about method, comparable selection, or the effective date. A report you do not understand is a report you cannot use when somebody challenges it.
